    Who pays for strata cleaning?

    Strata cleaning is funded by levy contributions from unit owners, paid into the body corporate or owners corporation's administrative fund. The committee approves the cleaning contract; the cost is distributed across all unit owners according to their entitlement. For new developments in defects-period, cleaning may be developer-funded for the first months until the body corporate establishes.

    What does strata cleaning include?

    Standard scope covers lobby, lifts, corridors, stairwells, mailroom, amenity areas (gym, pool, BBQ, rooftop), car park presentation, bin-store cleaning, and periodic high-access cleaning. Specialised scope adds pool deep cleans, rooftop deep cleans, window and façade cleaning, carpet shampoo, hard-floor strip and seal, and 24/7 emergency response.     How often should a strata building be cleaned?

    Frequency scales with building grade. Premium buildings get daily lobby and lift cleaning, daily gym/pool/amenity, weekly BBQ deep cleans. Mid-grade gets 3-5 days per week on most areas. Standard gets 2-3 days per week. Periodic deep cleans (carpet, hard floor, full-façade window) run quarterly or half-yearly across all grades. Cadence is mapped during onboarding to match the building's specific operating profile.

    Are strata cleaners insured?

    Yes. QCC carries public liability insurance, workers' compensation, professional indemnity, and property damage cover. Certificate of Currency available on request — most strata committees and managers require it as part of contractor approval.

    Do you clean BBQ areas and pools?

    Yes — both are part of standard amenity scope. BBQ areas get a regular surface clean plus periodic deep cleans (grill, surrounding bench, ventilation, surrounding floor). Pool surrounds get tile cleaning, lounger wipe-down, surrounding glass polish, drainage check. Pool water itself is the pool-maintenance contractor's scope; we clean around the water.

    How do you report to the body corporate committee?

    Boomerang is the primary reporting channel — every committee member can have login access to the building's portal, showing real-time attendance, photo-verified task completion, and audit pack export. Beyond Boomerang, the building manager receives standard weekly or monthly reports per the contract. For AGMs and committee meetings, full audit packs can be exported with one click.

    What's the difference between strata cleaning and regular commercial cleaning?

    Audience and accountability. Commercial cleaning has 1-2 stakeholders. Strata has many — building manager, committee, individual unit owners, sometimes strata managers. The work itself is similar (common-area cleaning of lobbies, lifts, amenities) but the reporting and visibility expectations are higher. Boomerang's audit-ready evidence is the main differentiator for strata clients.

    Do you handle multi-building strata portfolios?

    Yes. Strata-manager portfolios with 20-100+ buildings run under one master contract, with site-specific Field Operations Manuals per building, and a portfolio-view Boomerang dashboard showing all buildings at once.     Can the building manager see real-time visit logs?

    Yes — that's the default. Every building manager gets login access to Boomerang for their building. They can see real-time attendance (cleaner sign-in, sign-out, geofenced location), photo-verified task completion, audit pack export, and incident logs. The portal works on mobile and desktop. Committee members can be added with the building manager's approval.

    What happens if there's an emergency in the building?

    Call 1300 TO DO IT. Real person on the phone, day or night. Crew dispatched inside the published SLA — CBD within 1 hour, inner city within 1 hour 45 minutes, metro within 2 hours 30 minutes, regional within 12-24 hours. Photo evidence of the recovery is logged in Boomerang for the committee's records. Common emergencies: lift biohazard, weather-related water ingress, vandalism, post-event recovery in communal areas.

    Are you ISO certified for strata cleaning?

    Yes. QCC holds ISO 9001:2015 (Quality Management), AS/NZS ISO 45001:2018 (Health & Safety), and AS/NZS ISO 14001:2015 (Environmental Management) — all current and externally audited annually. Audit certificates available on request. Most committees and strata managers consider ISO certification a baseline requirement.

    Can you handle developer handover and defects-period cleaning?

    Yes. New apartment developments run through three cleaning stages: construction handover (developer-funded), defects-period cleaning (developer-funded, typically first 3-12 months), and ongoing strata cleaning (body-corporate-funded once established). QCC handles all three stages on the same building, providing continuity through the funding transition.
