Built into every contract

Three explicit stages

Rough, final, handover.

The three stages aren't optional choices — they're a sequence. Skipping Stage 1 leaves trade rework. Skipping Stage 2 means Stage 3 takes three times as long and risks PC.

  1. Stage 01During construction

    Rough clean

    Goal

Keep trades productive, keep the site safe, manage waste before it becomes a hazard.

    • Debris and rubbish removal (out to skip / waste removal)
    • HEPA-filter vacuum of dust on horizontal surfaces (post-gyprock, post-concrete-cut)
    • Floor sweeping in active trade zones
    • Window dust knock-down (so dust doesn't bake in during finishing)
    • Trade-area tidy — fewer trip hazards
    • Site amenity cleaning (toilets, lunchrooms — where contracted)
  2. Stage 025–10 days pre-PC

    Final clean

    Goal

Prepare the site for handover-grade detail work.

    • Full HEPA dust extraction across the site
    • Glass cleaning — every pane, internal and external (low-mid access)
    • Joinery and cabinetry detailed clean (inside cupboards, drawers, shelving)
    • Bathroom commissioning cleans — fixtures, tiles, grout, mirror, glass, drains
    • Kitchen commissioning cleans — appliances, splashbacks, joinery, sinks
    • Fixture and fitting wipe-down (taps, handles, switches, sockets)
  3. Stage 0324–48 hours pre-PC

    Handover clean

    Goal

Hand the building over in PC condition.

    • Full detail walk-through with surface-by-surface inspection
    • Snag-list response — defect-free presentation per principal contractor checklist
    • Final glass clean (every pane, both sides where accessible)
    • Final floor clean and presentation
    • Removal of any remaining protective film, masking, signage
    • Documentation handed over — JSA/SWMS, sign-off, photo evidence in Boomerang

Equipment + capability

The kit on the trolley separates the crews.

Construction soils need different equipment than office or retail. HEPA extraction, hydro pressure, scraper tools, specialist solvents — what QCC carries on every job.

  1. 01

    HEPA-filter industrial vacuums

Dust extraction without re-aerosolising fines. Critical post-gyprock and post-concrete-cut.

  2. 02

    High-pressure + hydro units

Hard-stand external surfaces, façade cleaning where contracted, plant rooms, loading docks. Cold and hot-water options.

  3. 03

    Scraper tools + paint-fleck removers

For the soil types standard cleaning equipment can't shift. Grout-haze chemistry, masking-tape residue, label-glue residue.

  4. 04

    Specialist solvents

TGA-listed, surface-matched, used to manufacturer specification. Sealant residue, finishing-trade residues.

  5. 05

    Floor stripping equipment

Single-disc and dual-disc strippers for hard-floor preparation before sealant or polish.

  6. 06

    Industrial wet-and-dry vacs

For spill response and post-hydro cleanup. Heavy-duty motors, large capacity tanks.

  7. 07

    Scissor + boom lifts

Where contracted — high-access work in lobbies, atriums, multi-storey internal spaces.

  8. 08

    HEPA air-scrubbers

For sites where airborne particulate management is required during cleaning (medical handover, food-grade handover, cleanroom handover).

How construction cleaning works at QCC

Four moves, walk-through to PC sign-off.

  1. Step 01

    Pre-quote site walk

Walk the site at the project stage you're at. Confirm soil profile, access constraints, working-at-heights scope, PC date pressure. Quote returned in 24 hours with stage-by-stage breakdown.

  2. Step 02

    JSA + SWMS authored

Before any crew arrives. Site-specific JSA + SWMS authored, signed by supervisor, copied to your principal contractor's WHS team.

  3. Step 03

    Stage-by-stage execution

Rough clean during construction, final clean 5–10 days pre-PC, handover clean 24–48 hours pre-PC. Crews dispatched per agreed schedule.

  4. Step 04

    PC sign-off + snag-list

Documentation handed to principal contractor at PC. Snag-list response within 24–48 hours of inspection. Photo evidence in Boomerang.

Why builders + project managers choose QCC

Six reasons PC dates land on time.

  1. Reason · 01

Three explicit stages with documented deliverables

Most providers say 'we do builders cleaning' without specifying. QCC documents rough/final/handover scope per stage at quote time, so the contractor knows exactly what's included.

    How we quote
  2. Reason · 02

Time discipline + PC-date surge capacity

PC dates are contractually committed. Cleaning crew that arrives a day late costs the principal contractor liquidated damages. We hold capacity for 'date moved up by three days' calls — within reason.

  3. Reason · 03

    ISO 45001 + JSA/SWMS export

Construction sites operate under documented WHS regimes. ISO 45001 H&S certified. Site-specific JSA + SWMS authored, signed, copied to your principal contractor's WHS team.

    Compliance stack
  4. Reason · 04

Working at Heights + HEPA dust capability

Every construction-assigned crew member holds current Working at Heights certification. HEPA-filter vacuums + air scrubbers for dust-sensitive handovers (medical, food-grade, cleanroom).

    Inside TrainingUP
  5. Reason · 05

    Snag-list response built-in

Most providers treat snag response as a separate contract negotiation. QCC holds capacity for 2–4 weeks post-PC snag-list response — it's part of the standard construction cleaning scope.

  6. Reason · 06

    Boomerang for principal contractors

Geofenced sign-in proves attendance against the schedule. Photo evidence logged per stage. Documentation handed over at PC — useful for project-close audit trails.

Construction cleaning · before signing

Eleven questions project managers ask first.

  • 01

What's the difference between rough, final, and handover cleans?

Rough clean runs during construction — debris removal, dust knock-down, trade-area tidy. Final clean runs 5–10 days before PC — full HEPA dust extraction, glass clean, joinery and cabinetry detail. Handover clean runs 24–48 hours before PC — surface-by-surface inspection, snag-list response, defect-free presentation. The three stages aren't optional choices — they're a sequence, and skipping stages costs time at PC.

  • 02

Do you handle PC-date pressure and surge capacity?

Yes. PC dates are contractually committed and millions in penalty rides on hitting them. QCC holds surge capacity for unexpected PC date changes — 'the date moved up by three days' is a normal call and we're built to absorb it within reason. Time discipline matters more in construction than any other commercial cleaning category.

  • 03

What equipment do you bring to a construction site?

HEPA-filter industrial vacuums for dust extraction, hot-water high-pressure (hydro) units for stubborn soils, scraper tools and paint-fleck removers, specialist TGA-listed solvents, single-disc and dual-disc floor strippers, scissor and boom lifts (where contracted), HEPA air-scrubbers for dust-sensitive handovers. All QCC-owned, QCC-maintained, current Test and Tag.

  • 04

Are construction cleaners ISO 45001 certified?

Yes. QCC holds AS/NZS ISO 45001:2018 (Health & Safety Management Systems) — externally audited annually. ISO 45001 is the floor for construction work, not the ceiling. Site-specific JSA + SWMS authored per job and copied to your principal contractor's WHS team.

  • 05

Do you handle snag lists after PC?

Yes — as a standard part of the scope. Most projects produce a snag list at PC inspection. The principal contractor or building owner sends the list, QCC dispatches a crew within 24–48 hours, items are addressed, photo evidence logged in Boomerang, sign-off returned. Snag-list response cycles can run 2–4 weeks post-PC for larger commercial fit-outs and multi-residential developments.

  • 06

Can you handle high-rise façade cleaning?

For specialist scopes (full-façade glass on multi-storey buildings, abseil-access work on high-rise façades), QCC partners with certified rope-access providers and integrates the work into the broader construction cleaning scope. The principal contractor sees one supplier (QCC) regardless of who's actually on the rope.

  • 07

Do you clean medical and food-grade handovers?

Yes. Healthcare and food-grade builds need higher-grade dust extraction and finer-detail handover. QCC runs HEPA air scrubbers during the final and handover stages, uses TGA-listed sanitisers on commissioned surfaces, and coordinates with the principal contractor's commissioning team to ensure the site can pass its first-day operational inspection.

  • 08

    Are you Cm3 prequalified?

Yes. QCC is current in the Cm3 contractor prequalification platform. Your procurement and WHS teams can verify our profile in the Cm3 portal directly. Most large-builder procurement teams require Cm3 prequalification as a minimum bar for site work.

  • 09

Can you do a single-stage scope (e.g., handover only)?

Yes. We'll do single-stage scope (e.g., handover-only on a small fit-out), but it's not the optimal approach. Skipping the rough and final stages means the handover takes three times as long and risks missing PC. QCC works the full sequence on most contracts — we'll quote single-stage but flag the trade-offs.

  • 10

Do you transition the site to ongoing cleaning post-handover?

Yes. Post-handover, we typically transition the site to one of our standard service categories (office, retail, healthcare, etc.) under a separate ongoing contract. The construction cleaning crew hands over to the ongoing-services team — same operations contact, same Boomerang portal, no continuity gap.

  • 11

What insurance do construction cleaners need?

QCC carries public liability insurance, workers' compensation, professional indemnity, and property damage cover specific to construction sites. Certificate of Currency available on request — most principal contractor procurement teams require it as part of contractor prequalification.
